What to Look Out For When Opting For Damp Report Services

Not just anyone can provide you with damp report services and occasionally you will be given a regular report. So, if you’re not sure exactly what to look out for when opting for damp report services, read on!

What exactly is a Damp Report?

A damp report is an independent evaluation of the structural integrity of buildings that are constructed using masonry or reinforced concrete construction. A proper inspect should include the external walls and surfaces of all buildings.

A standard damp report includes the following aspects:

  • The external walls and surfaces of all buildings. This will include the walls surrounding the building, doors and windows, as well as any undersides of the buildings, including in parking garages and tunnels. The report must also show both indoor and outdoor spaces.
  • Details such as doorways, windows, foundations, balconies and roofing materials. This can include inspecting both services connected to the exterior building walls as well as those not connected.
  • The roof, if any. Although roofing materials are largely inspected before development, this section of the report will involve inspecting roofs to ascertain if there are signs of damage or corrosion from leaks.
  • The foundation and substructure of the building. This is where foundations and footings are assessed to make sure they’re in good shape and not susceptible to water penetration. Concrete slabs and walls are also inspected to see if there are any signs of deterioration.
  • The foundations, if any. This is an important part of the report because the foundation serves as a base for support and stability. It is where the building’s “pillars” rest upon – this includes steel girders, concrete beams and rebar.
  • The structural integrity of the building, including all vertical elements as well as other waterproofing systems such as external insulation and drainage systems. This also includes covering any ductwork that runs through the building.
  • Ground conditions. This refers to areas such as cellars and basements, which will also be inspected before laying foundations.
  • The evaluation of any damp-proof courses or barriers to ensure they are in good shape.
  • Whether the levels of moisture are within safe limits for human occupation.

A standard damp report involves a visual inspection and does not involve any invasive testing.
